PRS Southampton is looking for a reliable and experienced Mechanical Engineer to carry out service building maintenance works on a large commercial site in Southampton. The successful candidate will provide a professional service to our clients working on a varied selection of Mechanical systems. You will be responsible for Planned maintenance, Reactive response, Specialist sub-contract work orders and remedial work orders. Provide Technical, Health, Safety and Environmental support & assistance as required. Work well within a team of other technicians and support each other when needed.
The hours are 40 per week. The shifts are 6am – 2pm and 8am – 5pm Monday to Friday. These shifts are rotated weekly. You will also be required to be part of the call out rota with the call out being 1 in 4.
Job Purpose:
To provide general Mechanical maintenance support on all buildings and plant as part of a multi-disciplined team.
Principle Accountabilities
- Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA) requirements
- Arrive for work and be ready to work from your agreed start time, work up to your agreed finish time
- Ensure, daily, that your ‘Handheld’ device is fully functioning and that your work tasks are available to you. If problems are experienced with Handheld device, bring this to the attention of your Supervisor immediately it becomes apparent.
- As a priority, first thing in the morning of every working day, carry out a review of the Building Management System (BMS) and undertake a walk around of all major Plant and Equipment, deal with any major faults and issue a daily update of status, within the first 60 minutes of the day/shift
- To ensure that the Water Treatment Logbooks, volumes 1, 2 & 3 are up to date at all times
- Carry out weekly Fire Alarm Testing and record the results in the site Fire Safety Logbook
- Carry out monthly Emergency Lighting ‘flick tests’ to confirm operation of all Emergency Lighting across the site and record all results and repairs in the Emergency Lighting Logbook, with a copy maintained in the Fire Safety Logbook
- Take and confirm building services Meter Readings to your Supervisor
- Regularly walk the whole building taking note of issues and where appropriate raise Helpdesk tasks for the necessary resolution
- Carry out Planned Preventative Maintenance (PPM) in accordance with the set schedules, prioritising Statutory Maintenance tasks, issued on e-logbooks via the ‘Handheld’ (mobile phone) devices issued to you on a ‘Real Time’ basis
- To ensure engineering standards are maintained in order to maximise the operational effectiveness and reliability of the Plant and associated engineering systems that are the responsibility of the company
- To ensure onsite Quality Assurance Procedures are adhered to in all respects and to maintain accurate records/documentation associated with the PPM aspects of the plant and equipment on site.
- To respond in a prompt and effective manner to all reactive maintenance issues, and Helpdesk requests associated with Building Services Maintenance requirements for the contract updating the Helpdesk on a ‘Real Time’ basis
- To co-ordinate with visiting specialist sub-contractors associated with aspects of the PPM schedules
- Be available for ‘Call Out’ standby duties for a one-week period on an approximately 4 weekly rolling period. To provide 24/7 ability to respond to out of hours emergency call outs
- To respond to call outs/breakdowns and emergencies associated with the building services aspects of the contract as required
- Assist other trades and colleagues as necessary
Candidate Profile
Person Specification
- City and Guilds Certificate in relevant trade
- NVQ Level 2-3 (Building Services Maintenance Engineer
- 3 years’ experience in a similar field
Experience Essential
- Experienced in Building Services Maintenance aspects of Planned Preventative Maintenance (PPM) schedules
- A Competent working knowledge of Air Handling Unit’s, Building Management Systems, Air Conditioning equipment, Cold Water systems, Heating and Ventilation systems, Water Treatment and Emergency lighting
- L8 knowledge/training e.g. Water Treatment Systems, Plants, or Systems
