Fabric Manager – West London – £60,000
Location: North London
Salary: £60,000 + Plenty of Overtime
Hours – Monday to Friday Days 8AM – 5PM
My client who has built their reputation for over 40 years are looking for an Fabric Manager to join their Reactive and Planned Maintenance Team based in West London. To oversee and manage the day to day activities of the Fabric Team and fabric related sub-contractors. Generation of proposals and supervision from inception to completion of minor and extra works. Ensuring reactive, minor and extra works are completed to building fabric to a high standard and within service level agreements.
Duties:
- Ensure that routine maintenance is carried out to all building fabric, equipment, and systems to meet and exceed expectations, and agreed service level agreements
- Manage various fabric and grounds duties including but not limited to – general fabric repairs, general carpentry, general plumbing repairs & blockages, painting and floor repairs, furniture repairs, tiling jobs, plastering and repairs,
- Ensure all relevant maintenance records are kept to a comprehensive and high standard and all reactive Work Order paperwork is completed
- Ensure that suitable spares are available to carry out maintenance of the site
- Ensure that Method Statements and Risk Assessments are prepared for all tasks carried out to ensure safe working practices
- Develop a good working relationship with all members of the staff, client’s staff, and all users of the building
- Work on own and within a team
- Ensure the provision of a safe & healthy working environment, and ensure compliance with all company policies and procedures, as well as client site policies, procedures and working arrangements, as required
- Ensure a professional image is presented to clients, and visitors, and ensure excellence in customer service is always delivered and promoted
- Ensure that professional and technical skills are maintained through a commitment to personal development and life-long-learning
- Ensure the site is operated in accordance with local legislation
- Undertake works on drainage and sanitation systems as directed
- Accountable for ensuring that building fabric maintenance activities are carried out, in compliance with the tasks as set out and Site SOPs, Processes, and any adopted procedures
- Maintain a clean and safe workplace
- Wear personal protective equipment when conditions require or when required to do so by the relevant risk assessment, method statement or mandatory signage
Requirements:
- Technical building knowledge of working methods, practices, processes, regulations and legislation
- Be the technical expert for all works associated with the contract and able to provide solutions
- Able to use MS Office software and internal IT systems (with training)
- Be able to self-manage, motivate the team and overcome problems
- NVQ Level 2 or equivalent in a relevant trade (this is essential)
- Degree, Diploma or HNC in construction or a surveying discipline (desirable or working towards)
- IOSH (desirable)
- 3 years’ experience managing/supervising or maintenance repairs
- 5+ years’ experience working within a relevant trade (essential)
- Experience working on commercial buildings
