Our customer, an M&E/property services organisation operating across the UK and Europe, have a requirement for an experienced engineering manager / senior supervisor, for a high profile commercial M&E/building services maintenance contract in the West Sussex area. The position will be working on a Monday-Friday, 08:00-17:00 basis, responsible for planned and reactive maintenance to a portfolio of buildings across a commercial estate. This will comprise office and industrial space, retail, leisure, etc.
Candidates must be fully qualified in an engineering discipline, ideally mechanical bias, with at least three years of experience managing HVAC services within a commercial FM environment. Along with core qualifications (Mechanical/AC Engineering/Plumbing), additional courses such as L8, Cooling Towers, IOSH would be beneficial with particular working experience extending to:
Mechanical Systems including Pumps/Air Handling/Fan Coil Units, Water Treatment, Cooling Towers, BMS Operation, Gas Boilers, Water Chillers, Fire Alarms, Emergency Lighting, etc.
The role involves responsibility for providing a comprehensive maintenance service across the estate, building relationships with direct client as well as contractors, suppliers, etc. Individual will need to understand the contractual delivery expectations, monitoring KPIs and ensuring serices meet the required expectations. The engineering manager will deputise for the contract manager as and when required, and have a focus on promoting a positive health & safety culture across the team.
Providing operational and technical support and advice to all staff across contract. Responsible for development and maintenance of procedures and guidelines for the contract. Analyse delivery performance and develop contract, controlling and minimising risk. Complying with all QHSE policies and procedures, conducting toolbox talks, etc.
While this is a technically-minded position, just as important is the character and attitude, with the company looking for someone client facing and with a positive attitude, capable of motivating an existing team and contributing to a well-known and long standing contract with this M&E services provider.
Quality, Health, Safety and Environment (QHSE)
· Ensure QHSE standards are maintained and promote best practice and site specific core values.
· Ensure legislation and company operating procedures are adhered to and associated updates are communicated accordingly
· Report any commercial risks promptly to the Contract Manager & Account Director
· Oversee and manage the compliance of the following :
o Hydrant Water Quality Analysis in accordance with site requirements
o CWDS / HWDS Water Quality Analysis in accordance with L8 / HSG 274
o CWST inspection & testing in accordance with L8 / HSG 274
o Tap temperature testing in accordance with L8 / HSG 274
o Regulatory water service flushing in accordance with L8 / HSG 274
o Shower disinfection in accordance with L8 / HSG 274
o Specialist tools and equipment calibration & certification
o Workshop machinery service and inspection.
o Working at height records (Ladders / Steps / Scaffold / SCAF Tagging
o PAT Testing records
o Fire RA’s and Extinguisher records
o Operational vehicle compliance
o Training compliance
o AOL / ADP Compliance
o P2W / PAPWR
o Worksite Audits and inspections
City and Guilds accreditation in a Building Services discipline.
Previous experience of managing and leading teams
Knowledge of Health and Safety supported by IOSH qualification or equivalent – Desirable
Willingness to attend NEBOSH
BTEC Higher National Diploma - Desirable
Holds relevant professional, technical or management qualifications, and/or has relevant experience in commercial / industrial building services infrastructure. .
Can demonstrate knowledge and understanding of Health, Safety, Environment and Quality systems and the management of safe systems of work associated with the role and work environment.
Strong knowledge of HSG274 / L8
Have a solid background in commercial building maintenance.
Experience in (CMMS Computerised Maintenance Management Systems) such as Ultimo is desirable
Building Management Systems experience would be advantageous but not essential.
