Job description

As site supervisor you will be responsible for a team of 8 electrical, mechanical and fabric engineers, ensuring all PPM’s and reactive maintenance are carried out in accordance with best practice & legislation. The role will have direct responsibility for managing the on-site delivery team with support from the Account Director to ensure delivery of a first-class service to meet internal targets and client contractual KPI’s.




Key tasks and Responsibilities

• Provide day to day site supervision of the engineering team & subcontractors at the relevant property.

• Ensure that routine maintenance is carried out to all building plant, equipment and systems to meet and exceed expectations, and agreed with service level agreements.

• Respond to Building Management System alarms, and effect emergency repairs as needed.

• Support the contract requirements as High Voltage and Low Voltage Authorized person providing switching schedules, planned and reactive support to all electrical systems.

• Issue and ensure appropriate controls within the Permit to Work systems.

• Provide a single point of contact in periods when the technical manager is unavailable and make informed decisions regarding remedial activities and escalation procedures.

• Ensure that Evaporation Cooling Systems and domestic water systems are maintained to comply with the requirements of the L8 standard.

• Ensure that suitable spares and critical spares are available to carry out maintenance of the above plant.

• Ensure that comprehensive maintenance records are kept in the form of task sheets – hard copy or electronically as required.

• Ensure that Method Statements and Risk Assessments are prepared and adhered to for all tasks carried out to ensure safe working practices.

• Ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes.

• Take ownership of the client’s needs and purse good communications in order to build a stable and good working relationship.

• Ensure that the site meets all the relevant KPI & SLA requirements of the contract.

• Attend monthly client meetings with the Account Manager and contribute to a monthly report.

• Take ownership of the onsite CAFM system to ensure it is updated on a regular basis.

• Carry out regular Health and Safety inspections and report any incidents, near misses etc to the Account Director.

• Ensure the annual PAT testing of tools and equipment and carry out audits of their equipment, ensuring they are kept up to date.

• Check PPE Kit compliance, condition, and availability for the engineers to use it.

• To provide monthly toolbox talks and awareness of any Health and Safety issues, to ensure the workforce is fully updated and safe.

• To manage the continental shift rota pattern, overtime and maintaining cover during holiday periods.




Qualifications

• Approved apprenticeship or appropriate experience within Building Services

• Level 3 -City & Guilds - Building Services Engineering HVAC or Electrical/ Mechanical or equivalent

• 17/18th Edition IEE

• Health & Safety awareness • Good understanding of mechanical plant

• L8 Training and a good understanding of domestic water systems

• HV AP (Essential) Experience

• Two years supervisory experience gained within a multi-discipline hard services environment managing a team of 8+ persons

• A good working knowledge of trades such as plumbing, HVAC systems, controls and refrigeration

• Sound mechanical and electrical knowledge working as an HV authorised person

• Experience in managing PPM management systems

• Experience in mobilising new sites (Desirable)

• Fault diagnosis and rectification experience

• Good level of administration and organisation skills. Personal Aptitudes and Skills
