Job description

We are recruiting for an M&E experienced maintenance supervisor to support and lead the engineering team on a commercial estate in the Burnley area.
The role is to ensure delivery of an effective maintenance services to the site and associated plant room, HVAC and M&E.
The role is a permanent position Mon-Fri circa 40 hours per week. Basic up to 45k.

Site Supervisor Role:
·       Manage sub-contractors whilst they conduct works on site.
·       Ensure that all contractors are competent to deliver contracted works.
·       Review RAMS submitted by sub-contractors ensuring correct relevant and safe for the task that is being undertaken.
·       Perform initial task categorisation assessments
·       Conduct pre-start meetings with sub-contractors
·       Ensure that sub-contractor SSOW are in place and adhered to.
·       Manage all required isolation with suitably trained Authorised Persons.
·       Issue compliance paperwork to allow contractors to operate on client site safely to submitted RAMS.
·       Ensure that all managed contractors are set to work correctly and safely, ensuring all areas of specific risks are reviewed.
·       Maintain the contractor attendance board.
·       Engage with local stakeholders of all works going on under your remit
·       Ensure that all instructions are fully understood by the sub-contractors before works start.
·       Continuous review of contractors whilst on site.
·       Carry out periodic inspections of all contractors works within your demise, review and assure performance of their activity.
·       Report incidents and near misses.
·       Manage Small Works delivery on site.
·       Perform the duties of Working at Height Responsible Person
·       Conduct ongoing refresher training
·       Drive Operational excellence and meet KPI / SLA performance
·       Proactively manage health and safety performance by undertaking regular safety walks and engagement with your team and associated sub-contractors
·       Ensure legislative compliance in relation to Health and Safety for all activities
·       To build excellent pro-active stakeholder relationships
·       Day to day supervision of the site Team including conduct, performance, attendance, and capability
·       Lead the team by example, promoting values and development opportunities
·       Responsible for verification and compliance auditing of all activities
·       To understand and comply with company policies and procedures
·       To comply with all Health and Safety policies and procedures
·       To attend and fully participate in training and appraisal activities as required
·       To undertake additional duties in line with capabilities as required

·       Proven track record for managing Hard FM services in commercial/industrial properties
·       Proven track record of managing sub-contractors
·       Holds relevant professional, technical or management qualifications or experience
·       Management experience with ability to lead large teams effectively
·       Confidence to intervene and challenge.
·       Ability to instruct and control contractors
·       Excellent technical knowledge of M&E, building services and industry best practice
·       Excellent knowledge and track record in QHSE / Risk management
·       NEBOSH General/Construction Certificate holder 
·       Strong and effective communication skills and good people manager
·       Excellent organisational skills
·       Good knowledge and understanding of relevant legislation
·       Open minded, continual improvement focused and provides evidence of implementing innovative solutions
