Our client are a US technology firm, with offices & facilities across the globe, and who currently seek a new addition to their facilities and engineering team in London. Based within a corporate HQ building, this individual will form part of a team covering planned and reactive maintenance to Mechanical and Air Conditioning / HVAC Systems in the City of London. Working as part of a multi-skilled team on a “split days” pattern, across 40 hour weeks with rotating starts of 07:00 / 08:00 / 09:00, the guideline salary for this role is up to £55,000 basic salary, and includes a call-out rota of 1 week in 4 with a standby payment of £300 per week. On top of salary / call-out, the overall package includes a discretionary annual bonus and private healthcare among other amazing benefits.

Candidates will be fully qualified in mechanical engineering or air-conditioning, ideally through an apprenticeship, and have at least five years of experience of M&E / HVAC maintenance within commercial environments. With the organisation looking to bring some of their AC function “in-house”, they also are looking for the successful applicant to have City & Guilds 2079 (F-Gas) Category 1 qualification to enable handling refrigerant, working on leaks to AC systems, etc.
You should be proficient and have good working experience with the following systems:

  • FCU’s, AHU’s, BMS head end controls, HVAC plant, Water treatment, First Line VRV and heat pump response, calorifiers, humidifiers.
  • Planned & reactive maintenance/repairs on mechanical or plumbing systems
  • AC units – AHU/FCU servicing
  • Air ventilation systems – ensuring filters / belts / condensate pumps / dampers are in good condition.
  • Mechanical pipework repairs, plumbing of taps, sinks, toilets/flushers

Some of the roles core responsibilities will include:

  • Complete site training and keep up to date with the latest operational procedures
  • An understanding of planned preventive maintenance for the building
  • Carry out any routine maintenance on equipment to include fault finding, problem solving and repairs to minimise down time.
  • Full, accurate and timely completion of all maintenance logs, schedules, etc. to comply with Health and Safety legislation, company, insurance and ISO requirements, etc.
  • Engage with external vendors as required and accompany/assist them while on site.
  • Ensure there are adequate supplies of spares on site for commonly used and critical spare parts and log these in a stock sheet
  • Maintain a service record of all planned maintenance work undertaken.
  • Complete assigned building maintenance and helpdesk tasks whilst actively interacting with end users, and the building services manager within the required SLA.
  • Carry out daily building checks, ensuring a proactive approach to the up keep of the building. Inspecting all facilities to ensure good working order and state of repair.
  • Health & safety checks where necessary. Report problems and/or unsafe practices to building services manager (BSM) and where necessary completed health and safety paperwork, together with any recommendations for improvements.
  • Participation in a 24/7 on call rota will be required (on-call rates apply)
  • Carry out all repairs in relation to building and utilities, planned and executed in such a way so as to minimise risk or inconvenience to others.
  • Follow up on action points agreed on by BSM and maintain a log, such as daily checks
  • Minor troubleshooting & maintenance for office equipment if required.
  • Review processes, procedures, systems, paperwork, etc. in own area, and make suggestions for improvement.
  • Communicate process changes to relevant parties in order that relevant follow up may be carried out, e.g. training.
  • Ensure full and timely reporting of all major breakdowns, significant problems, repair requirements, delays or machine down time to relevant personnel (BSM/FM).

This is a fantastic and rare chance to work “in-house” for an organisation, as opposed to on the FM service provider side. Working in a newly refurbished office with a close-knit team, with the added security of being direct for the organisation, it offers an almost unmatched suite of benefits to bring the OTE to £60k+ for a Monday-Friday engineering position, plus bonus and healthcare on top.
