Candidates will be fully qualified in mechanical engineering or air-conditioning, ideally through an apprenticeship, and have at least five years of experience of M&E / HVAC maintenance within commercial environments. With the organisation looking to bring some of their AC function “in-house”, they also are looking for the successful applicant to have City & Guilds 2079 (F-Gas) Category 1 qualification to enable handling refrigerant, working on leaks to AC systems, etc.
You should be proficient and have good working experience with the following systems:

- Planned & reactive maintenance/repairs on mechanical or plumbing systems

- Air ventilation systems – ensuring filters / belts / condensate pumps / dampers are in good condition.
- Mechanical pipework repairs, plumbing of taps, sinks, toilets/flushers
Some of the roles core responsibilities will include:
- Complete site training and keep up to date with the latest operational procedures
- An understanding of planned preventive maintenance for the building
- Carry out any routine maintenance on equipment to include fault finding, problem solving and repairs to minimise down time.
- Full, accurate and timely completion of all maintenance logs, schedules, etc. to comply with Health and Safety legislation, company, insurance and ISO requirements, etc.
- Engage with external vendors as required and accompany/assist them while on site.
- Ensure there are adequate supplies of spares on site for commonly used and critical spare parts and log these in a stock sheet
- Maintain a service record of all planned maintenance work undertaken.
- Complete assigned building maintenance and helpdesk tasks whilst actively interacting with end users, and the building services manager within the required SLA.
- Carry out daily building checks, ensuring a proactive approach to the up keep of the building. Inspecting all facilities to ensure good working order and state of repair.
- Health & safety checks where necessary. Report problems and/or unsafe practices to building services manager (BSM) and where necessary completed health and safety paperwork, together with any recommendations for improvements.
- Participation in a 24/7 on call rota will be required (on-call rates apply)
- Carry out all repairs in relation to building and utilities, planned and executed in such a way so as to minimise risk or inconvenience to others.
- Follow up on action points agreed on by BSM and maintain a log, such as daily checks
- Minor troubleshooting & maintenance for office equipment if required.
- Review processes, procedures, systems, paperwork, etc. in own area, and make suggestions for improvement.
- Communicate process changes to relevant parties in order that relevant follow up may be carried out, e.g. training.
- Ensure full and timely reporting of all major breakdowns, significant problems, repair requirements, delays or machine down time to relevant personnel (BSM/FM).
This is a fantastic and rare chance to work “in-house” for an organisation, as opposed to on the FM service provider side. Working in a newly refurbished office with a close-knit team, with the added security of being direct for the organisation, it offers an almost unmatched suite of benefits to bring the OTE to £60k+ for a Monday-Friday engineering position, plus bonus and healthcare on top.
