Our client is a privately owned specialist SME Facilities and Engineering provider, renowned for delivering exceptional building services across high-profile, high-net-worth clients. With a strong presence in both commercial and high end residential sectors, they manage a portfolio that includes some of the most notable privately owned properties in the UK. The company prides itself on its collaborative culture, where every team member works together to achieve common goals. They are now seeking an experienced and dynamic Contract Manager to oversee a diverse portfolio of building maintenance, fabric repairs, and additional projects.
Role Overview
The Contract Manager will be responsible for managing a £1M annual maintenance budget and an additional £500K allocated for extra works, min per annum. The role requires oversight of building services, including technical systems, fabric and building repairs, and soft services across a high-profile portfolio. As part of succession planning for the current Operations Director, the position will involve both strategic and operational responsibilities, with a hands-on approach to managing day-to-day operations and long-term planning.
Key Responsibilities

  • Maintenance & Project Management:
    Manage a diverse portfolio of building services, including technical systems (HVAC, electrical, plumbing), fabric & Building maintenance/repairs.
    Plan and schedule engineer workloads to ensure the efficient delivery of both planned and reactive maintenance.
    Ensure projects and maintenance work are completed on time, within budget, and to the highest standards.
  • Client & Stakeholder Engagement:
    Serve as the primary point of contact for clients, ensuring clear communication, managing expectations, and maintaining strong relationships.
    Regularly meet with clients and key stakeholders to review service performance, address concerns, and identify opportunities for improvement.
  • Subcontractor Management:
    Oversee the selection, evaluation, and performance of subcontractors to ensure they meet quality standards and deliver services on time and within budget.
    Manage subcontractor contracts, including pricing, performance monitoring, and quality assurance.
  • Pricing & Quotation Management:
    Prepare detailed and competitive quotes for additional works, including both one-off projects and ongoing services.
    Ensure pricing aligns with client expectations and the company’s standards for service delivery.
  • Soft Services Management:
    Manage the delivery of soft services (e.g., cleaning, waste management, security) to ensure consistency and quality.
    Ensure the building and its facilities are maintained to the highest standards of cleanliness and functionality.
  • Operational Leadership & Development:
    Lead by example or from the front, supporting the team with technical challenges and ensuring efficient and safe operations.
    Oversee recruitment and training of staff, conducting annual performance reviews and fostering a culture of continuous improvement.
    Develop and implement strategic plans to improve service delivery, client satisfaction, and team performance.
  • Health & Safety Compliance:
    Ensure compliance with all health and safety regulations, conducting regular audits and inspections.
    Oversee risk assessments and ensure safe working practices across all teams and projects.
  • Business Development:
    Identify opportunities for expanding services or additional business, ensuring client satisfaction while driving revenue growth.

Required Skills and Experience

  • Extensive experience in facilities engineering and property maintenance, with a strong focus on building services, property & building maintenance (HVAC, electrical, plumbing, fabric maintenance, and repairs).
  • Working in and managing High end/high wealth properties for Prestigious and celebrity clientele.
  • Proven experience in managing diverse property portfolio’s in Commercial and Residential properties.
  • Excellent client-facing skills, with the ability to manage and strengthen key relationships.
  • Demonstrated experience managing and leading teams of engineers and subcontractors.
  • Strong understanding of health and safety regulations within facilities management.
  • Excellent communication skills, both verbal and written, with the ability to engage effectively at all levels.
